Cleaning invoices are usually simple: a regular clean or a one-off job, sometimes with supplies. Keep recurring and one-off work clear, especially for commercial clients who reconcile monthly.

Common line items
- ·Regular clean (per visit / weekly / monthly)
- ·One-off or deep clean
- ·Consumables and supplies
- ·End-of-tenancy clean
- ·Carpet or window add-ons
- ·Travel for out-of-area jobs
Tips for cleaners
- ·Commercial clients often want a monthly invoice covering the regular visits. List the visit count and rate so it reconciles against their roster.
- ·End-of-tenancy and deep cleans are one-offs at a higher rate; keep them separate from any recurring contract line.
- ·Many sole-trader cleaners are under the $60,000 GST threshold. If you're not registered, don't add a GST line or your IRD number.
Cleaner invoicing, answered.
How do I invoice for regular cleaning?
For recurring work, list the number of visits and the per-visit rate over the billing period (e.g. '4 weekly cleans @ $75'). Add one-off jobs or supplies as separate lines, and apply GST only if you're registered.
Do I need to charge GST as a cleaner in NZ?
Only if your turnover passes $60,000 in any 12 months, at which point registration is mandatory. Many sole-trader cleaners stay under it and invoice without GST. If you're not registered, leave GST and your IRD number off the invoice.
Should I charge for cleaning supplies?
If you provide consumables, you can include them as a line or build them into your rate. Itemising them is clearer for commercial clients and keeps your pricing transparent.
